It's pure speculation. You could go to a casino and bet all on red as well.

The interesting thing is you can buy shares in REITs (Real Estate Investment Trust) and be in real estate without any of the issues of actually owning and managing a building directly. REITs are legally required to pay out 90% of their profit as dividends and have limitations on how much leverage they can take on. This makes them big dividend payers that tend to grow in line with the property market. As a consequence of their structure they do not pay the normal taxes, the government claims their taxes at capital gains time. It is meant to allow ordinary investors to get the same kind of advantages big ticket real estate investors can. The real downside with stocks is as your friend said you cannot touch them. This isn't actually a theoretical problem but it is a huge human problem. You've probably seen the "OMG number just dropped 2%! Sell everything before it goes boom!" sentiments about the market. Imagine if people traded houses like that. Because people can actually see and touch a house they tend to have a more rational mind set. If you can impose the same mindset on stock ownership then the market works out fine in the long run. The real win for stock ownership IMO, including REITs, is you can buy it and walk away. My time is very valuable to me and whenever I do the calculations I just cannot see active real estate investing and management ever making enough to pay me for my time.
